Make An Offer

Submit an offer, which outlines the price, terms, and conditions of the purchase.

After you have found the perfect home and evaluated its condition and all the pertinent information, your agent will submit a purchase offer. Your agent will work with you to determine a fair price based on the condition of the home and comparable values of similar properties in the area. Sometimes the original offer is not accepted by a seller and your agent will continue to negotiate on your behalf, if that is what you desire. The offer is generally submitted on a standard form contract for purchase and sale and in that case is binding once a seller signs it and agrees to the contract terms and conditions.

You may be in a position, at some point, where there will be more than one buyer interested in purchasing the same home. If that’s the case, your agent will guide you through the “Multiple Offer Procedure” and help you determine the best offer to put forward.

At the time of submitting an offer, you will put down a Good Faith Deposit, which is usually $1,000 per $100,000 of the purchase price. For Example, if you are putting in an offer of $200,000, you would generally submit a $2,000 Good Faith Deposit. The deposit is placed into an escrow account with the listing brokerage if the offer is accepted. If for some reason the deal were to fall through during the process, you are usually refunded the total amount of the deposit. Your agent will go over this with you when the time comes, before submitting the offer.
